Certified Process Servers are a list of natural persons authorized to serve process in accordance with Florida Statute in Broward County.

Why do I need a Process Server?

No action will be taken on your case unless it is served by the Sheriff or a Certified Process Server.

What does a professional process server do?

The Certified Process Server gives the court jurisdiction over your Defendant or Respondent.  No proper service of process, then no case.

 

While serving summons and subpoenas for civil cases such as Evictions, Lawsuits, Child Support, and Dissolution of Marriage is usually the primary function of a Certified Process Server, private process servers may also perform a number of other tasks such as defending their service in a court of law, locating individuals whose whereabouts are unknown for the purpose of serving process (skip tracing), and retrieving documents from the court file.

  • Post 3-Day Notice

  • Get a case number.

  • Serve your tenant with eviction papers.

  • Get a final judgment / writ of possession

  • Pay sheriff's fee.

  • Coordinate eviction with the sheriff's office. 

  • Be present on the scheduled date and time to put your tenants out.  

We get a final judgment / writ of possession in 2 to 3 weeks.

We provide 3-day notices for tenant evictions or simply to “urge” your tenant to pay rent. The true purpose of a 3-day notice is to put your tenant on official notice that the rent has not been paid.  In addition, a proper 3-day notice must be served before an eviction case can be filed.

7-Day or 15-Day Notices

You don’t have to keep “bad” tenants.  If your tenant continuously disturbs the peace, destroys your property or the property of others, or openingly commits crimes on your property, or continuously violates condominium rules, we can evict them.  With 20 years of experience, we have seen it all.

  • YOU ARE TRYING TO REMOVE SOMEONE FROM THEIR HOME, AND

  • YOU HAVE A LEGAL RIGHT TO RESIDE IN YOUR HOME (YOU ARE THE OWNER OR LEGAL TENANT), AND

  • THE PERSON YOU ARE TRYING TO REMOVE DOES NOT HAVE A LEGAL RIGHT TO RESIDE IN YOUR HOME (THEY ARE NOT AN OWNER OR A LEGAL TENANT), AND

  • THERE IS NO AGREEMENT FOR RENT (VERBAL OR WRITTEN) BETWEEN YOU AND THE PERSON YOU ARE TRYING TO REMOVE.

Unlawful Detainer is a county court lawsuit, filed pursuant to Florida Statute Chapter 82, to request that another person be ordered to leave your property. It is similar to an eviction proceeding except that in an Unlawful Detainer case, there is no landlord/tenant relationship between parties, i.e., there is no agreement to pay rent, either verbal or in writing. If there is an agreement to pay rent, verbal or in writing, you should consider an eviction case.
